What you should know about your wealth goals
WealthWhat you should know about your wealth goals
French people are increasingly drawn to managing their own wealth, and they openly prefer real estate investments, which they consider safe, accessible and profitable. But what exactly are we building our wealth for?
Managing real estate assets has one simple objective: profitability. To achieve it, several administrative and financial schemes exist. But amid all of this, it is not always easy to find your way around.
To help you define your priorities and your wealth goals, we have gathered and answered your main questions.
What is a new-build primary residence?
It is a home built no more than five years ago that has never been lived in or resold. Most often, these properties are purchased off-plan (VEFA — sale in future state of completion). Above all, it comes with many benefits: › reduced notary fees › guarantees protecting your property › optimised floor plans › tax advantages › energy savings › the ability to customise your home › advantageous financing options (zero-interest loan)
Do I get more guarantees buying new rather than buying an existing property?
Investing in new builds also means choosing peace of mind: current quality and accessibility standards assure the owner that no renovations will be needed in the short or medium term.
What are the benefits of the zero-interest loan (PTZ)?
The zero-interest loan (PTZ), which is only available for new builds, can reduce monthly payments by up to 30% compared with an existing property. The PTZ can be combined with other mortgages.
Are running costs higher than in existing properties?
When you buy a new home, your energy bills go down because all new homes are built to technical safety standards (electrical and gas installations, etc.) with optimal thermal and sound insulation. In addition, you will be partially or fully exempt from property tax during the first two years following completion of construction.
What is reduced VAT?
Reduced VAT is granted based on the municipality (ANRU zone = urban development and renovation zone) and the client’s income. The reduced rate of 5.5% applies in urban development and renovation zones (ANRU) and Priority Urban Policy Neighbourhoods (QPV), for the construction or purchase of a home used as a primary residence.
Taking on the management of your real estate assets without any knowledge is obviously not advisable, which is why educating yourself and choosing the right tools are essential. That is precisely Handee’s main mission: enabling every individual to build and grow their wealth by accessing, on a single platform, all the players and services of the real estate market — saving time and investing with complete peace of mind.
